BUILDING PROJECT: "BUSINESS DISTRICT SOFIA"
Subject of the present project proposal is building plan for building
The territory designed is with area about 230 dka. From southwest it bordered with bul. "Evropa" - road part of the national road net, from northeast is bodered with railway and from east and west with farming land, capable for building needs - clean productions, business parks, technological parks, social service, storehouses, logistical center and etc.
According to Общия устройствен план на Столична община, the territory is under устойствена (structure) zone СМФ /mixed use zone/ with building parameters ( Pzast - 60%, KINT 3,5 Pozel-40%)
Build up 805 000 m ² .
Общия устройствен план на столична община ( Lay – out Sofia ), include the territory of the city and nearcity regions of Sofia. With the norms for applying the following is ensured:
- good management of the city development
- steady growth in economics
- social-economic development of the territory perspectives
- opportunity for incresement of the investment flow
- free movement of people, capitals, goods and information
- sustainable development
Geostrategical situation of Sofia and the development of it's inner transport infrastructure is important factor for approving the positions of Sofia in the European transport system and respectively for increasing the investment interest and investment activity
Parallel with this, the central location of Sofia in the fast developing Balkan region, gives the opportunity for taking significant regional functions in the area of economics and social and cultural sphere.
In the city of Sofia three of the European transport corridors intersect:
corridor 4 – Budapest – Vidin – Sofia –Salonika ( Anita )
corridor 8 – Duras- Skopie – Sofia – Burgas – Warna
corridor 10 - Beograd – Sofia – Plovdiv – Istanbul
especially important is corridor 8, which is covering the link between South Russia and the Caucasian region and from there Middle Asia with Italy and the south part of the EU.
In western direction in the region of intersection of corridor 4 and 10, where the territory designed is located, forming of multifunctional center is considered and along these corridors building of industrial and storage zones for ecological activities, market places, business centers and other service buildings are considered.
In correspondence with the investment intentions of the investor, with the proposed project design, the territory is assigned for business district.
The territory included in the design is divided into zones as follows:
- storring zone
- service zone (business and retail centers, administration complex and hotel)
- attractions and sports zone
- green zone
The designed inner-service transport infrastructure and pedestrian alleys, provide access to all buildings.
For assuring of the building servicing two gas stations are provided - for cars, located in the service zone, and for trucks in the storage zone.
Parking is provided through parking’s underground and on the earth. In the storage area truck parking is provided.
"Business District - Sofia" is designed as a independant unit, which ensures all the necessary activities for it's independant and successful functioning:
- independance of every building is assured
- the number of parking places is according to the norms
- rich planting is provided
- the district's electricity is assured
- the district's water needs are provided by Sofia's water supply
- district's polluted water will be cleaned through waste water cleaning facility
The graffical representation of the project is suitable with reguation no7 of the norms for oraganisation of the separate kinds of territories and zones and regulation no8 for the volume and content of the structural schemes and plans.
